Let Scoutable take care of the whole buying process for you: from initial brief, property selection, price assessment, negotiations and due diligence, right through to settlement. If the property being purchased is an investment, we will also recommend top property managers in the local area and liaise with your chosen manager to ensure a suitable tenant is selected.

THE PROCESS
Initial brief
We will meet with you (or arrange a phone conference) to establish your brief. At this time we will discuss your key requirements in order to understand your needs and expectations. If you are unsure of your requirements Scoutable can assist in suggesting location and style of property. We will provide advice of how a certain market is performing and what factors are affecting that local market.
Research
Once your brief is agreed we undertake extensive research to match suitable properties on the market. We'll contact all local agents in your chosen suburbs and also source property not advertised on the open market (known as silent sales). Let us take all the stress and uncertainty of dealing with agents away from you - we know all the right questions to ask agents and all their tricks too!.
Shortlist
We then put together a shortlist of suitable properties that match your criteria and appraise the market value through extensive industry research (RPData, APM & other industry databases) and suburb analysis. For investors we can provide additional information on forecasting capital growth and rental returns.
Inspections
After discussion with you regarding the shortlist we arrange a private inspection for a time that is convenient for you to view your selected properties. Not local? Not a problem, we can complete the inspection for you and provide detailed photos and videos.
Appraisal and negotiation
After inspections are completed and you are happy with the property, we will assess the market value for the property using our years of local knowledge and through our detailed database of comparable sales. After market value is established, we commence negotiations with the vendor’s agent. This is where we excel, we are skilled negotiators and will negotiate the lowest possible price for your property. We do this from a well researched and educated position, taking away any emotional factors (which is the main reason people over pay for property).
Legal review / building and pest reports
Once the offer has been accepted, we strongly recommend you engage a building and pest inspector or strata review (for apartments). Your solicitor will also review the contract of sale to check all legal requirements are satisfied. We can assist with the coordination of these and any other necessary support services. (Note, the purchaser pays separate fees for pest and building inspections, strata searches and legal conveyancing). We can also give you our personal opinion on any reports.
Pre-settlement service
We'll keep you informed of any other issues in the lead up to settlement and provide any assistance you might require. For investor clients we provide advice on rental values and help you select competent local property managers.
After the exchange of contracts we ensure everything is seen to in a professional and efficient manner, through to the day of settlement.
